Buy thermal service, not equipment

The value of a geothermal heating and cooling system is not measured by well count or a heat pump data sheet. Occupants need the right temperature at the right time, delivered reliably and at a predictable cost.

An ESCO structure turns that perspective into a contractual principle. The provider designs, permits, finances, delivers and operates the system; the customer purchases energy or a guaranteed service under a long-term agreement. Investment and performance risk can remain with the party best equipped to manage it.

A good project starts with the heat profile

Before selecting technology, the project needs a detailed demand profile. An annual gas bill is insufficient. Daily and seasonal load, flow temperature, domestic hot water, cooling demand, occupancy and the role of backup generation all matter.

Shallow geothermal and water-to-water heat pumps perform when source, distribution and building operation are optimised as one system. Strong laboratory efficiency cannot rescue a heat pump poorly matched to its real operating environment.

Six questions before signing

  • How robust are the geological and hydrogeological assumptions?
  • Is sufficient electrical connection capacity available?
  • Which permits and regulatory consultations are required?
  • How will baseline consumption and service levels be defined?
  • Who carries energy-price, runtime and performance deviation risk?
  • What happens during exceptional maintenance, a sale of the property or at contract end?
Contract quality shapes an ESCO project at least as much as the engineering design.

Where ESCO logic is strongest

The model can be compelling for commercial properties with durable, measurable heat demand, a long operating horizon and owners who prefer to keep capital in their core business. It is less suitable where use changes rapidly, redevelopment is uncertain or measurement is weak.
